62 apartments were constructed off-site using a first-for-South Africa modular construction method.
Modular construction is a rapid building technique that has been used in Europe, the Far East and the United States for decades. Using this method allowed the construction to be completed in a record time of five months - a predetermined time frame that held little room for error. Although stressful at times, it was exhilarating to head such a novel project.
The units perform better than conventional construction in terms of insulation, DB sound transmission, as well as fit and finish. Working in a factory-type environment allowed for more efficient use of building materials, better working conditions when furnishing the units, and increased quality-control.
Special care was taken in selecting sanitary and brass-ware that reduce water consumption and energy-efficient instant water heaters, making the building more environmentally conscious.
62 apartments constructed & assembled with basement parking & communal facilities in the short time of 5 months.
Compact yet functional units with ample storage, & separate kitchen, dressing, study & sleeping areas.
Communal areas are open & spacious, encouraging social connection & time-out.
Bricks were used for custom-built, once-off communal areas, blending with the clean, steel modular components.
While modular steel frame has been used globally for many years, this was the first modular build in South Africa.
Including a basement allowed us to keep 9 of the 12 trees on the property & to offer a lovely garden for occupants to enjoy decades to come.
